EQT Real Estate purchases Berks County cross-dock distribution center

The EQT Real Estate Industrial Core-Plus Fund IV recently purchased the I-78 Commerce Center, a Berks County cross-dock distribution center built in 2024.

The facility features four drive-in doors, a 185-foot truck court, 123 dock-high doors, parking for 156 trailers, 590-foot building depth, and 40-foot clear heights. It has minimal office space.

Cross-docking is a logistics technique that aims to accelerate goods delivery and increase supply chain efficiency. Goods are unloaded at a logistics facility from vehicles making incoming shipments then transferred to vehicles handling outgoing shipments. This method requires little or no storage time.

“This acquisition adds yet another high-quality asset to our logistics portfolio in one of the most supply-constrained and strategically located distribution markets in the U.S., with the facility’s design and location positioning it well to serve both regional and national demand,” Matthew Brodnik, EQT Real Estate chief investment officer, said. “We remain focused on acquiring modern, mission-critical infrastructure that supports evolving supply chain needs, and this investment demonstrates our commitment to a long-term focus on access, scale, and tenant utility.”

The facility is located near the I-78/I-81 corridor, one of the most competitive logistics markets in the country. It also is near major Northeast distribution markets and the Port of New York and New Jersey.
