Data center planned for Chester County

Green Fig Land Co. (GFLC), a real estate development firm, and fifteenfortyseven Critical Systems Realty (1547 Realty), a data center developer, operator, and owner, have partnered to purchase more than 100 acres in Chester County.

The partners plan to build a maximum 2 million-square-foot data center with an initial capacity of 150 megawatts (MW) of available utility power. An additional 140 MW will be available during expansion.

The plot of land is zoned for data centers and microwave towers. The East Whiteland Townships Board of Supervisors approved GFLC zoning to construct two data centers of approximately 1 million square feet each.

“We at Green Fig have spent three years working with the legislature to enact a bill to eliminate the sales tax on data center equipment in Pennsylvania,” Charles Lyddane, GFLC managing partner, said. “With access to Tier 1 carriers like Arelion, Lumen, and Windstream, PA is the ideal location for an additional data center cluster sitting between markets like NJ/NY and Ashburn.” He added, “With 150 MW of power and 140 more MW being added during the build-out, abundant free cooling, no tornadoes or floods, we have an unbeatable site.”

Property adjacent to the parcel is available for developing up to 5 million square feet of data center buildings.
